Woodvale Village is a landmark multi-stage residential subdivision located in Forest Lake, south of Brisbane City. Originally conceived as a 30-lot subdivision on a single parcel, this project has now expanded into six Rural Residential parcels across nearly 6 hectares of land. The new master planned estate is set to deliver 150 new lots to the Southeast Queensland market.
This $100 million development is one of nine key development projects prioritized under Queensland’s State Facilitated Development (SFD) initiative to address the growing demand for housing. It holds the distinction of securing the first SFD Approval for a land subdivision in Queensland.
Involved from due diligence through to construction, RMA played a crucial role in the delivery of this project. Our team provided the client with key engineering insight to inform site feasibility and delivered civil, traffic, surface water, and construction management engineering solutions. As the client secured additional land, we adapted seamlessly, revising our engineering solutions to support the evolving development vision. We provided detailed design across the site, including bulk earthworks, internal and external roads, stormwater drainage, sewer reticulation and water reticulation network.
Our team’s deep knowledge of the development process and our ability to coordinate with external authorities were instrumental to this project. During the Development Approval stage, we liaised with Urban Utilities to coordinate and review the region’s sewer network study. This study was essential in unlocking this rural residential precinct for further development, significantly enhancing the region’s land development profile and supporting long-term growth.
