This new Park Ridge development is transforming a prominent corner parcel into a 45-lot residential estate, helping address housing demand in the expanding Logan area.
During the development application phase, RMA provided key civil, surface water and traffic engineering solutions to support a successful Council approval. Integrating the development into existing adjacent estates, our team took a proactive approach into utilising existing infrastructure where possible and optimising the road network design to reduce additional pavement.
Stormwater management was a key challenge due to the site’s steep topography and significant upstream flows. RMA worked closely with the town planner to reconfigure the lot layout to improve stormwater capture and diversion. This redesign allowed upstream flows to be appropriately managed whilst increasing the total developable area for the Client.
During the operational works phase, RMA provided a balanced bulk earthworks strategy that considered the topography while minimising the need for import or export of material. The team delivered detailed design for the internal road network, stormwater drainage, and the water and sewer reticulation systems. The design particularly considered the existing adjoining infrastructure, maximising opportunities to connect into and utilise the surrounding assets. This approach reduced redundant infrastructure and improved site efficiency. RMA also collaborated with Council to reduce the extent of external works required along Bumstead Road, which resulted in cost savings for the client without compromising compliance or functional outcomes.
A further efficiency was achieved through innovative servicing design near the site’s stormwater basin. By positioning the sewer infrastructure between the basin and the adjoining allotments, our team mitigated the need for additional easements. This not only reduced costs but also increased the saleable area and improved the overall land yield.
