Avaline Estate - Burpengary East, QLD

Located within City of Moreton Bay’s Burpengary East Emerging Community Area, Avaline is a $77 million subdivision delivering 188 homesites, a medical centre, childcare facility and a 1.2 hectare park with strong pedestrian connectivity. RMA was engaged by KDL to deliver integrated engineering services from development approval through to detailed design and construction, combining land development and infrastructure expertise to achieve a more efficient and commercially driven outcome.

During approvals, our team worked closely with Council to achieve a more practical stormwater solution. Rather than adopting a standard “non-worsening” approach that would have required a significantly larger basin, we demonstrated that the development would create no nuisance impacts. This outcome preserved developable land, improved yield and avoided additional costs.

RMA’s strength in delivering both subdivision design and external infrastructure was a key advantage on the project. We designed the signalised intersection upgrade at Maitland Road and Old Bay Road, including road widening, services coordination and stakeholder approvals, ensuring the development integrated seamlessly with the surrounding network and could be delivered with confidence.

Through proactive engagement and strong relationships with key stakeholders, including Unitywater, we removed the need for approximately $500,000 in rising main relocation works and negotiated alternative servicing solutions. These outcomes reduced construction complexity, lowered costs and delivered a more efficient overall design for the client.
