The Pillar Street development represents a significant residential expansion within Toowoomba’s Middle Ridge suburb. The 8.5-hectare site is one of the region’s largest residential land acquisitions since 2007 and reflects the continued demand for high-quality housing opportunities in one of Toowoomba’s most established growth areas.
Delivered for the Shayher Group, the 122-lot development has been carefully planned to provide a diverse range of homesites from 420m² to 870m², supporting the region’s growing housing needs. RMA adopted a holistic, multidisciplinary approach, integrating urban design with civil, traffic and stormwater engineering to achieve an efficient and well-connected development outcome.
Working collaboratively across disciplines, our team refined the development layout, improving road connectivity while maintaining a compliant and functional design. Through innovative design solutions and a strong understanding of local planning requirements, we successfully increased the allotment yield by 14 lots when compared to the original layout prepared by the previous consultant. The redesign unlocked an additional $9 million in saleable land value for the client.
Achieving this outcome required a rigorous technical process and proactive engagement with Toowoomba Regional Council throughout the approvals pathway. By working closely with Council, our team progressed an alternative stormwater management solution that balanced compliance requirements with the project’s broader commercial and development objectives. This collaborative approach, supported by RMA’s strong and longstanding relationship with Council, helped facilitate a positive outcome for all stakeholders.
The result is a highly efficient and thoughtfully designed residential community that maximises land value while delivering a diverse range of quality homesites in a well-connected and desirable location.
