| Located in the foothills of Lamington National Park, Thyme Canungra is set to deliver 167 new homes to the Scenic Rim Region as part of an over-50s lifestyle resort.
RMA’s involvement began with initial engineering advice during the Thyme Canungra‘s concept stage, providing early strategic advice that shaped the development’s direction. Our support continued through the delivery of civil, surface water and traffic engineering to achieve a successful Development Application from Council. Working alongside Serenitas, we led the Operational Works phase, delivering detailed design for the entire site including internal roads, bulk earthworks, sewer, water and integrated stormwater infrastructure.
Working closely with the developer, we utilised council flood modelling to develop a stormwater management strategy that achieved both quality and quantity requirements, while preserving the adjacent natural waterway. By strategically locating stormwater detention and bioretention basins within existing flood zones, overlays and flow paths, our involvement was fundamental to the increase in development yield.
During the Operational Works phase, we worked closely with the developer and architect to craft a bespoke grading and servicing solution carefully tailored to the site’s flood constraints and the client’s vision.
RMA also led negotiations with Council and Urban Utilities to secure approval for a private rising main within the road reserve. This was critical to achieving the connection certificate for the site and enabled the successful integration of sewer and water services for internal residential lots.
