Woodgreen Rise by Nolah Property Developments is a boutique residential community located in Upper Caboolture, set alongside the Caboolture River. Each of its 23 homesites have been thoughtfully positioned to capture elevated views while maintaining a strong connection to the surrounding natural bushland.

Our involvement from early due diligence through to construction was instrumental in shaping the project’s feasibility and ultimate success. Early civil and surface water engineering input provided confidence in the achievable development yield. Our local knowledge and established relationships with local authorities helped streamline the approvals process and resolve challenges efficiently. This collaborative approach enabled the delivery of a strong commercial outcome for our client.

A key challenge of the project was its proximity to both Dobsons Creek and the Caboolture River. In response, RMA developed a tailored earthworks philosophy that balanced stormwater and overland flow management with cost efficiency. By carefully considering flood hazards, site levels and grading constraints, our design minimised the need for retaining walls and reduced fill requirements, ultimately reducing overall development costs.

Sewer servicing was a key constraint to unlocking this land. All proposed allotments relied on a single connection point with particularly flat grades across the site. To achieve a compliant sewer outcome while minimising interallotment, our team developed a tailored earthworks strategy that unlocked the sewer infrastructure, balancing the stormwater and retaining requirements.

To reduce interallotment requirements, overall earthworks/retaining and to maximise development yield, the team chose to position the basin central to the development. Rather than adopting a conventional layout, the detention basin was strategically positioned near the centre of the site, minimising stormwater pipe lengths, reducing flow paths, and reducing the quantity of infrastructure required. This location also enabled a smaller detention basin footprint, preserving more saleable land while maintaining effective stormwater management.

Together with splitting the catchments, the team also negotiated with Council to upgrade an existing adjacent basin to capture and treat a separate catchment from the development. These integrated solutions delivered substantial cost savings and a more efficient development outcome.
